This is a beautiful real estate advertisement for Keller Williams Realty Palo Alto Bay in which there are a number of items that are explained in the copy. This advertisement takes hold of the emotions of the reader when we see that it has been paid for with real life photographs of the properties for sale.

It states, "Think of it as a window into real estate today." This makes that it is a perfect advertisement because off the simple truth of being able to see for yourself the type of real estate that is available and being able to also own it through this advertisement.

This speaks to the emotions of the real estate searcher and is speaking from the heart of the advertisement by speaking of the beauty and cleanliness of the gardens and nature in the area.

The tagline is, "Just imagine living in a place that combines cutting edge modernism and the relaxation of a California oasis … where you can choose between everything from the perfect slice of country life to everything from the urban hustle." This tagline is simply the truth that we put in bold when viewing the core of the advertisement.

Plentiful views. Outdoor living. Private and secluded community. These are just some of the reasons Summit magazine named Kahaluu the best place to live in Hawai’i in 2013, and not surprisingly, these are among the main features of this ad. By staging activities on the main and side decks, the ad illustrates how residents can enjoy both indoor and outdoor activities. Between the green lawns and colorful trees that fill the Ad’s landscape, the golf cart is the most obvious reminder that this property is an oasis. With the location of the property right off Highway 300, it’s a short journey to many of this location’s features. For example, a trip to the Summit clubhouse is a quick drive away, and the property’s green belt is perfect for an outdoor yoga session.

Sotheby’s International Realty: ‘Houseguest’ featuring Kevin Red Star

Ebby Halliday Campaign

In the early '90s, Realtor Ebby Halliday was competing against other Realtors in the area to deal directly with sellers rather than working through agents. Ebby had a bit of a problem with the twist Ebby and her agent, Barry Colson, was using in their print ads. The twist was that very young, beautiful models (and the occasional actress) were being used to show off the houses themselves. In fact, this is what attracted people to the ads: They were sexy.

At the time, this was a big deal as most Realtors were using elderly people and "average Joes" to show off the home. In Ebby's ad, you saw this young model standing out in the open while a water feature was on. Yet when you went inside the home, you were struck by the beauty of the mid-century furniture. The ad was trying to show, without saying, that this home was hip, clean, and beautiful.

One of the best examples of great real estate ads is this Greystar ad placed in a San Jose, California, real estate newspaper.

The ad follows the agency’s winning scheme on color, using a clean, white backdrop so the photos can shine.

The real estate agency’s ad begins with an illustration of a charming, two-story apartment home “ a glamorous setting for a glamorous ad.

The illustration carries over into the copy as the ad shows the two-bedroom unit with the headline, “Come home to the Arden Glen.”

The Arden Glen captures the imagination of the readers and sets the stage for the rest of the copy.

The copy states that the complex offers “a sparkling community pool, a sparkling community spa, and sparkling convenience stores.”

It then gives an overview of the unit, with areas described as “hardwood floors, private deck, a spacious walk-in closet.”

The ad provides a glimpse at each area, allowing the reader to picture the interior of the unit.

Grandfather Homes

Grandfather homes are homes that are indistinguishable from their neighbors’. They stand side by side and have very similar floor plans and similar, modest quality and value. They are different from large manufactured housing communities, but their similarities have caused some people to call the homes ‘the McMansions of the trailer parks”.

Often, they are homes that have been inhabited by a large family there for generations. Though a new family moves in every once in a while, the home is not sold or moved far from its original location.

For some residents, the houses are more like a home than a house. The owner has installed the same flooring throughout, making the place look great. The houses are also built on large plots of land (the average plot is 1.5 acres) and are well suited for gardens, raspberries, chickens and goats.

Each house has two stories. Each has its own garage, but the garages are tucked behind the houses and there isn’t always enough room for the cars, so the garages are just for storage.

Each home has a strong feel of community too. The men often spend time outdoors doing yard work, preparing meals at the community picnic table or playing pool outside. The women are often there too, but children usually play in a nearby park or other common area.

It’s not too surprising that one of Philadelphia’s most desirable walk-up apartments is in one of the city’s most distinctive buildings. The beautiful one-bedroom apartment has hardwood floors, a modern kitchen and a pet-friendly policy. Maintenance is also included, which means that real estate taxes and building fees are included in your rent. The high-ceilinged apartment has lots of light. It’s got a large living room with French doors that open to a private outdoor patio. The bathroom is oversized and has a tiled tub and beautiful floor-to-ceiling windows. The apartment has been completely renovated with luxurious finishes like granite countertops, a maple cabinets, a subway tile backsplash and stainless steel appliances.

The Kalahari is a beautiful natural landmark located in South Africa. And as the name suggests, it seems to be a paradise with an endless ocean of sand dunes that resemble a piece of African prairie.

Located in the semi-desert region of South Africa, the Kalahari is Africa’s best desert playground.

Its huge stretch of dunes are constantly in motion as the wind carries and changes the dunes at a great speed and intensity. When you are on the dunes, you can look right to the end of the horizon and see nothing but sandy stretch.

It is a paradise that can’t be replicated, reproduced or copied.

If you are planning to travel to the Kalahari, pretty much everything is in the middle of nowhere with no city in sight. The closest metropolis is the city of Gabs, which is located about 100 km away.

Even the car rental companies in Gabs do not have a car that can reach the Kalahari more than 100 km away. The car rental guy might try to explain how you can take a helicopter to get there; but in reality, you will remain stranded in Gabs until you decide to come back.

Building four-story single-family homes in the U.S. is a losing proposition right now. That’s probably why, in the residential real estate ads above, the developers have cleverly kept the homes at three stories.

The two-story versions contain the same amenities as the four-story homes. But because they’re shorter, they can be built in more densely populated areas and with the same available land.

Most of the ads above are real. They’re from realtors I have worked with and met over the years. One of the most successful treatments I’ve found (for a home) is the Terrace Mansion. It’s stunning.

The ad also drives home the point about raising the roof. With plenty of windows, you’ll get more natural light and be able to take advantage of the beautiful day outside. On the other hand, with a pitched roof, you won’t have outdoor living space unless you choose to put a terrace or lanai on the roof. Depending on the size of the home and location, that might not be practical.

This commercial by Pam Golding Properties is very well done. It depicts the emotions that can arise when you do your best and then eventually get the job you have been waiting for. The commercial starts out with the man getting ready for his interview. He is well dressed and makes sure everything is in order … he completes his application and set a goal to make this his day. He goes to the interview and succeeds in a landslide. We find out later in the commercial that this man has been waiting for two years for this job as he goes to buy his new home. After going through all his paperwork he is hired. It seems that destiny is about to smack him right on the head in the form of a gorgeous offer on a new home.

As the man looks at the house he starts getting butterflies in his stomach. He walks around the house and really appreciates what he has. Then he realizes that his home offers are not meant to be. The lender is not interested in this house until the home is fixed up to their standards. The man is devastated at first until he realizes that they can fix up and sell his house for more money. With that in mind he decides to let out an ad to sell the house again. As luck has it he gets a property manager who responds to the ad. After a few days they offer him a deal on the house to which he agrees.
