Verify Your Eligibility to Become an Agent

Most states, like New Jersey, require you to work in the state for a certain period of time before becoming an agent. However, if you are new to the industry before the required time has passed, you can take a test to determine if you are eligible to become an agent.

The company that conducts the exam will have to state if you are eligible prior to taking the test. After the test is completed, you will have to then submit your transcript to the New Jersey Department of State Division of Consumer Affairs.

Your transcript has to be submitted even if all other steps have already been completed.

Complete Pre-Licensing & Exam Prep Courses

Start to prepare early by taking the required initial education courses and passing the many obstacle courses the courses throw your way. This takes time. You will be tested on state and national laws, real estate contract law, real estate sales techniques, and math. In most cases, you must take pre-licensing courses before you will even be allowed to take the real estate salesperson test.

Then you must work for several months as a real estate salesperson in New Jersey. Luckily, you will find many real estate agents who offer paid internships and internships that give you credit for your real estate experience.

What to Bring to the Exam

The official list of application requirements for the Real Estate Salesperson license is long, with requirements such as:

If you’re a Real Estate Agent in New Jersey, the Broker’s Salesperson Examination is a test that you take in order to earn the Real Estate Salesperson license. It’s an entirely different license than the one you get to become a Real Estate Agent.

If you’re trying to get into the Real Estate Agent business, you’ll need to apply for the license as a Real Estate Agent. Then, when it’s time to take your exam, you’ll take the Broker’s Salesperson Exam.

Choose a Sponsoring Brokerage

The first step in the home-buying process is choosing your real estate agent. There are basically two different ways you can go about this:

You can become self-employed and choose a broker of your own choosing.

Or, you can become an independent agent and work for a brokerage.

Generally, real estate agents are self-employed and work for themselves. In a recent survey, we found that only 5.8% of agents are employed by a brokerage.

If you’re self-employed, you are expected to follow all regulations of an independent real estate agent. In other words, you are fully responsible for your own business, including your finances.

You are legally required to submit a number of reports each year with your supervisor. These include a quarterly income statement, a quarterly balance sheet, and a reconciliation of all bank accounts. You get the bum rush for the commission that you charge, the commission on your listings, and any expenses you incur on the job.

If you choose to become an employee of a residential brokerage, on the other hand, you’re not responsible for many, if any expenses that come up during the course of your work. The brokerage will contribute a sum toward your training costs (though not all firms provide training), but will look after your business expenses.

A real estate salesperson license issued by the state. You must complete training and pass a written practical examination to obtain a license. The state requires that aspiring agents study for and pass the New Jersey Salesperson and Real Estate Principles course, which is offered by a pre-approved broker-financing institution. A copy of the syllabus/course outline must be presented before the examination can be taken.

  • High School degree and less than 2 years of work experience; or
  • A high school diploma and work experience comparable to 2 years of college or 8 years of experience in a housing management position; or

A high school diploma and work experience with 1 year of college.
